Silver Lake

Silver Lake is a Los Angeles neighborhood in the hills northwest of Downtown.  Silver Lake is bordered by Echo Park to the East southeast, Westlake on the south, on the west by East Hollywood, Los Feliz to the northwest and Atwater to the north on the other side of the LA river.  A hip and happening neighborhood, Silver Lake is popular with folks in the arts and entertainment.

HISTORY

Silver Lake, once known variously as Edendale and Ivanhoe, is named for the Silver Lake reservoir that is the central feature of the neighborhood. The reservoir, built in 1907, as named after Herman Silver, a local water commissioner.  The Pacific Electric Railroad was in operation in the area by 1904 and opened up transportation to the hills, where many small cottages were built on steep streets in the early years of the century. Glendale Boulevard was finished in 1915 and connected Los Angeles and Glendale by a bridge across the river which increased development in Silver Lake.  By the end of the 1920's, the majority of the neighborhood’s streets were laid out  following the contours of the hills.

The early film industry figures prominently in the history of Silver Lake. The first film production in the neighborhood was at Selig Studios in 1909, located just south of what is now the 2 freeway terminus; it was followed in 1912 by Mack Sennett’s on Sunset and in 1916 by Tom Mix’s Mixville, 12 acres of stables, western sets, and sylvan landscape at the corner of Glendale and Silver Lake Boulevard.  Walt disney, who started his studio in Los feliz opened the Disney Studios on Hyperion where  Gelson’s Market is now.

Silver Lake is home to a high concentration of significant residential architecture from some of Los Angeles most noted mid century modernists; Ain, Harris, Lautner, Neutra, Schindler, & Soriano. Most of these homes still stand and even a few come on the  market every year or so.

Over the past 20 years the neighborhood has become increasingly popular with creatives and home to many in the entertainment business.  The gentrification of Silver Lake was declared complete when Forbes name it one of America's Hippest Hipster Neighborhoods., which of course led to backlash from long time residents

Property prices are rising faster than the city at large. Finding a home in Silver Lake for under $1,000,000 is a challenge.  The lower end of the property market is limited to smaller homes, fixer uppers and homes in less desirable areas of the neighborhood.
