Los Feliz

With its central location between Downtown Los Angeles and Hollywood, Los Feliz is a convenient and popular east side neighborhood.  

As of September 2016, there were 126 homes for sale in Los Feliz.  Pricing has recovered from the Great Recession and the median price is bouncing just above & below a historic high of $2,000,000.  But don’t let the high median price lead you to think you can’t afford to live here, the Los Feliz housing market is quite diverse, with property for sale in Los Feliz spread among luxury estates, modest smaller homes, and condos; property types to fit all home buyers. While the median home price was $1,825,500 in October 2016, the median price for a condo was $607,250.

With two Frank Lloyd Wright houses in Los Feliz, it is home to some of the most significant architecture in the city.   From Frank Lloyd Wright’s Hollyhock house to Richard Neutra’s Lovell house, you have some of the most important residential architecture here in the neighborhood.  The architectural styles found in the area are diverse; whether you are looking for mid-century modern or Spanish colonial revival you will find it in Los Feliz.

There are a lot of things to do in Los Feliz as it offers a number of amenities not found anywhere else in Los Angeles. Los Feliz sits adjacent to Griffith park with its miles of hiking trails, golf course, tennis courts, horse trails and many other outdoor activities.  Museums in the neighborhood range from the city art museum in Barnsdall Art Park to the Griffith observatory on the hills above the neighborhood.  The Greek amphitheater just inside the gates of Griffith Park is like the Hollywood bowl only more intimate.

The commercial district of storefronts along Vermont & Hillhurst called Los Feliz Village makes Los Feliz one of the most walkable neighborhoods in LA, with over 300 shops & businesses located here. Los Feliz has some of LA’s best restaurants, with new ones opening on a regular basis.   Bars in Los Feliz cover the gamut from the timeless dive bars like the Drawing Room to the glitzy cabaret at Rockwell.  You can even walk to the movies at the Los Feliz Cinema or listen to author readings at Skylight Books, one of LA’s most vibrant independent bookstores. The retail shopping in Los Feliz offers something for everyone. You will find the unusual gift at Wacko or fine jewelry at Drucker's, the retail stores offer everything you might need without leaving the neighborhood.

There are a number of schools in Los Feliz;

Franklin Elementary ranks at the top with a score of 916 out of a possible 1,000 in the 2013 API ranking system.  

Los Feliz Elementary came in at 792.

Thomas Starr King Middle: King serves its 1500 students with a variety of on campus magnet programs and has an “unofficial” API rank of 7/10.

John Marshall Senior High: Marshall has an Academic Performance Index (API) of 757. Its iconic campus built in 1931 has been in a number of films over the years
